I’ve been trying to work out who owns a particular house in the States, mostly out of curiosity but also because my cousin is thinking about making an offer on a small place in Florida. In the UK it’s fairly straightforward with the Land Registry, but the US system feels a bit fragmented. I’m wondering how people usually go about this without hiring a solicitor straight away. Is it realistic to find reliable ownership details online, or do you always hit a wall unless you pay or know where to look?

I had a similar situation a couple of years ago when I was helping a friend who’d inherited some family links in Ohio and wanted to understand who owned neighbouring plots. What I learnt is that there isn’t one single nationwide register like we’re used to here. Most information sits at county level, which means you often have to know exactly where the property is located before you start digging. Some counties have decent online records, others… not so much.
